Preston Place

Preston Place is a HUD Apartment. HUD residents usually pay 30% of their gross income for rent. The rent amount, less approved HUD deductions such as medical and child care expenses, and other allowances, includes a utility allowance. HUD Residents also may choose to pay what is known as flat rent. The HACC works with applicants to determine which rent arrangement is best for them. Preston Place is a senior low income housing apartment subsidized by the federal governments HUD (Housing and Urban Development Division). Since this property was built or renovated using funding from HUD's Section 202 Supportive Housing for the Elderly program, residency is usually restricted to households earning 50% of the Area Median Income (AMI) or less with at least one member age 62 years or older. Tenants pay rent based on household income. This rent is usually the highest of the following three amounts: either 30% adjusted monthly income, or 10% unadjusted monthly income, or, if receiving welfare assistance, the housing costs portion of this assistance. Utilities are included in rent. Property has a multi-purpose room, a library, a craft room and laundry facilities. There is also an outdoor patio.
